Cash offer or listing? Compare the money and the terms.

By Clayton Cissell, REALTOR® | Updated October 7, 2026

A cash offer is a way a buyer proposes to pay. An as-is sale describes how the property’s condition is handled. A home can be listed on the open market and still sell as-is to a cash buyer. Start by comparing the actual proposals.

Build two estimates using the same assumptions.

For each option, write down the expected price, then subtract the preparation you choose to do, any negotiated concessions or fees, closing expenses, mortgage payoff and the cost of holding the home until closing. Keep estimates separate from written offers and verified payoff figures.

Questions to compare for each written proposal
QuestionCash-buyer proposalMarket listing plan
Price and proceedsWhat price is in writing, and what deductions or fees apply? What comparable sales support the asking range, and what concessions might be needed?
Property conditionDoes the buyer retain inspection or renegotiation rights?Which preparation steps are optional, and can the home be marketed in its present condition?
TimingWhat closing and possession dates does the contract actually require? What is the plan if a suitable offer takes longer than expected?
CertaintyWhat proof of funds, contingencies and cancellation terms are provided? What financing, appraisal and inspection conditions are attached to each offer?

Use a comparison worksheet.

  1. Start with your preferred move date and the amount you can spend before selling.
  2. Gather your property details, recent improvements and known condition concerns.
  3. Request a listing estimate and any available cash proposal on the same property.
  4. Compare net proceeds, timing, obligations and the risk of delays together.
  5. Review the complete written agreement before deciding.

Questions Lake Havasu sellers can bring.

How do the garage dimensions, pool condition, views, location and recent comparable sales affect the estimate? What maintenance costs continue while the home is on the market? If you are selling a second home, how will access, belongings and the handover be coordinated?

Clayton’s role.

I help you review selling options as a licensed real estate professional. A property review is not a guaranteed offer, appraisal or promise of a closing date. Any buyer proposal depends on property review, buyer approval and agreed written terms. Negotiated compensation and transaction costs should be included in your comparison.
