Lake Havasu seller resources
Selling as-is starts with a clear picture of the property.

If you would prefer to sell without a renovation, begin with what you know about the home and what you want to avoid doing. A property can be marketed in its present condition through a listing or considered by a cash buyer. The price, buyer pool and contract terms still matter.
Gather the useful information first.
- Recent repair receipts, warranties and maintenance records you already have.
- Known concerns with the roof, cooling system, plumbing, pool or other property features.
- Information about improvements, permits, ownership and any existing listing agreement.
- Your timing, occupancy and a practical plan for access and personal belongings.
Separate necessary decisions from optional improvements.
Ask which items affect safety, access or a buyer’s ability to complete the purchase; which are cosmetic; and which can simply be reflected in pricing. Avoid committing to an expensive project before comparing a repair-first plan with an as-is plan using your property’s actual circumstances.
Check the contract, not just the label.
Do not assume the words “as-is” remove disclosure obligations or automatically waive inspections. Review the applicable disclosures, inspection provisions, deadlines and agreed repair terms with your real estate professional. Arizona REALTORS® publishes residential transaction forms and disclosure resources; an attorney can address legal questions specific to your situation.
Compare the available routes.
For a listing, discuss how to present the condition accurately and which comparable sales are relevant. For a cash proposal, review the buyer’s funds, contingencies, deductions, closing date and possession terms. Use the cash-offer versus listing checklist to compare the complete outcome.
A useful first conversation.
Tell me the property location, what you know about its condition and your preferred timing. We can identify the next information needed and discuss which selling paths deserve a closer look. You do not need to have a renovation plan or choose a sale method before we talk.
Talk through your property and priorities.
